Hello - After a long break! 

 

It has been a while since I last wrote. I have been occupied with revamping the Flathead Valley Home brand. You will hear more in a few weeks in my year end newsletter. I am writing this piece as a precursor to what's coming up in my year end newsletter. 


The holiday season is here and the air is filled with the spirit of good times with family and friends  and the celebration of all things special. Taking on new endeavors like buying/selling a home takes a backseat and understandably so. Needless to say, the Real Estate market here in the Flathead Valley typically takes a dip in the activity of buy/sell transactions at this time of the year. Having the breathing space with the lower activity, allows us agents to steer our efforts to take care of backend improvements in our business. For our clients, this time might mean that they are taking the time to take stock of their situation and make notes on what to pursue in the upcoming year, if they are in the stage of life where buying or selling real estate is a consideration. So with that in mind I wanted to write about how the market statistics can be very different for different neighborhoods. 


Below is a chart that shows Median Single Family Home prices for Kalispell East Side vs Kalispell West Side. Below the chart, I have highlighted the areas from which the home sales price was used to create the chart. You will see that there is a big difference in the prices for neighborhoods that are right next to each other. This is a great illustration of the idea that a lot of factors affect home prices and that prices can vary quite a bit depending on the neighborhood. If you are a homeowner wondering about the value of home in your neighborhood or if you are looking to buy a home and considering some neighborhoods, be sure to get some neighborhood statistics from your real estate agent. This information will help you determine what you can sell your house for or how much a house would cost in a particular neighborhood.
